La Jolla continues to be one of San Diego’s most distinctive and desirable real estate markets. From oceanfront condominiums and historic Village residences to modern coastal estates, properties here rarely fit into a one-size-fits-all pricing formula.
As we move into fall, the La Jolla market is creating opportunities for both buyers and sellers—but making the right decision requires a clear understanding of the property, the competition, and current buyer behavior.
What Is Happening in the La Jolla Real Estate Market?
Recent housing data indicates that the median La Jolla sale price was approximately $2.39 million during the three-month period ending in August 2026. That was approximately 4.3% lower than during the same period last year.
Homes sold in an average of approximately 32 days, compared with 38 days during the previous year.
Current asking prices remain higher. Realtor.com reports a median La Jolla listing price of approximately $2.8 million, with more than 220 properties available for sale.
The difference between listing prices and completed sale prices does not necessarily mean that every La Jolla property is declining in value. Instead, it demonstrates how widely results can vary depending on the property’s location, condition, views, presentation, property type, and original pricing strategy.
In La Jolla, buyers do not evaluate an ocean-view condominium the same way they evaluate a traditional single-family residence. Even within the same building or neighborhood, floor level, orientation, renovations, parking, HOA finances, outdoor space, and views can substantially affect value.

- Utilities and other ownership expenses
The purchase price is important, but it is only one part of the financial picture.
